Some people have what it takes to successfully market their home, schedule showings and find a buyer for their home on their own, without using an agent. However, my experience from working with many For Sale By Owners through the years is that once they find the buyer on their own, they struggle with negotiating through inspections and appraisal issues, completing the required contractual paperwork (including the Maryland State required disclosures) and successfully closing the deal smoothly. STEP #1 - You advertise your own home and find your own buyer!
- I will assist you in determining your optimal home listing price by visiting and touring your home with you for a FREE In-Home Consultation. At that appointment I will also provide you a detailed list of recently SOLD homes in your immediate area with the most up to date detailed information which is directly from my MLS database. I can also help you determine how to properly stage and/or improve your home, and if need be, also refer you to my preferred fully licensed MD home improvement contractors (MHIC) to help you with any projects you may need to complete so your home is in tip top shape for your in home showings and open houses.
STEP #2 - You negotiate the inital contractual terms with the buyer!
- Once you find your own buyer who wants to buy your home through your own marketing and showings, then you simply negotiate the sales price, settlement date, inspection period, financing and all other contractual contingencies directly with the buyer.
STEP #3 - You Hire Mike to represent you for the rest of the deal!
- Once you have agreed to terms, contact Mike and hire Mike to represent you and your interests. Mike will help you complete all the required Maryland contractual paperwork between you and your buyer and will assist you from contract all the way through your final settlement with anything else you may need.
HOW MUCH IS THE PROGRAM TO HIRE MIKE?
Since you will be doing all of your own marketing, finding your own buyer and negotiating the intial terms of the contract on your own, Mike will charge a flat $2,500.00 commission plus a $495.00 brokerage transaction fee to assist you in preparing your contract and assisting you all the way to and through your settlement. If your contract does not close for whatever reason, NO FEE WILL BE DUE! Commission and transaction fee will be paid by Seller(s) at settlement to Cummings & Co. Realtors.
